Cancellation Policy

At Florida Sunshine Breaks, we are committed to offering transparency and flexibility for our guests. Since all bookings for our properties are processed through Booking.com, Expedia.com, TripAdvisor.com, and VRBO.com, our cancellation policy is designed to be straightforward and easy to understand. By requesting a booking, guests automatically agree to the terms outlined in this policy, which will be clearly displayed on the property listing at the time of booking.


Cancellation and Refund Policy

Standard Rates

  • Guests are charged after check-in or check-out, depending on their verification status.
  • No upfront payment is required to secure a booking, providing flexibility for guests.

Early Booker Rates

  • Guests receive a 10% discount compared to standard rates.
  • Reservations must be made at least 45 days in advance, with check-in occurring no earlier than 45 days from the booking date.
  • A deposit equal to the first night’s stay is required at the time of booking to secure the reservation.
  • The remaining balance is due after check-in or check-out, ensuring flexibility while securing the guest’s commitment.
  • Cancellations are free up to 15 days before check-in. If canceled within 15 days of check-in, the first night’s stay will be charged.

Promotional Rates

  • Guests receive up to a 25% discount compared to standard rates.
  • Bookings must be made at least 90 days in advance, with check-in occurring no earlier than 90 days from the booking date.
  • Full payment is required within 48 hours of booking to confirm the reservation.
  • Cancellations are free up to 15 days before check-in. Cancellations made within 15 days of check-in are non-refundable. This policy offers lower pricing in exchange for a firm commitment.

Important Note: We strongly encourage guests to carefully review the cancellation terms displayed on the booking platform before finalizing their reservation.


Modifications to Reservations

Modifications Made More Than 15 Days Before Check-In:

  • Guests may modify their reservation dates or property selection up to 15 days before check-in at no additional charge, subject to availability.
  • Any change in pricing due to modifications will be adjusted accordingly, with guests either paying the difference or receiving a refund.

Modifications Made 15 Days or Less Before Check-In:

  • Changes made within 15 days of check-in are subject to approval and may result in additional fees.
  • All modifications are dependent on availability and the discretion of Florida Sunshine Breaks.

Early Departures & No-Shows

Early Departures:

  • Guests who choose to check out before their scheduled departure date will not be eligible for a refund for unused nights.

No-Shows:

  • Standard Rate Bookings: If a guest fails to check in on the scheduled arrival date without canceling in advance, the first night’s stay will be charged, and the remaining nights will be canceled without further fees. If full payment was made in advance, the remaining balance (after deducting the first night’s charge) will be refunded within 3-5 business days.
  • Promotional Rate Bookings: If a guest does not check in on the scheduled arrival date and fails to notify us of a delay, the entire reservation will be canceled with no refund.

Security Deposits

Some properties may require a security deposit, which will be clearly outlined in the property listing at the time of booking. The deposit is fully refundable, provided there is no damage to the property and all rental terms have been adhered to.

Right to Cancel Reservations

Florida Sunshine Breaks reserves the right to cancel reservations under the following conditions:

  • Violation of Policies: If a guest uses a property for unauthorized parties, gatherings, or any activity that violates our policies, the reservation may be canceled immediately without notice.
  • Fraudulent Activity: Reservations found to be fraudulent or made using false information will be canceled immediately.
  • Force Majeure: In cases of force majeure, such as natural disasters, government mandates, or other unforeseen emergencies beyond our control, we may cancel the reservation. Any payments made will either be refunded or credited toward a future stay.

In all cases, guests will be notified promptly, and we will assist in arranging alternative accommodations when possible.


Payment Methods

Payment options, including credit card payments and bank transfers, are displayed at the time of booking. All credit card transactions comply with PCI security standards to ensure your information remains secure.


Additional Fees

  • Cleaning Fee: A $300 cleaning fee is added to the total booking amount to cover professional cleaning and property preparation.
  • Parking: Each property includes at least one complimentary parking space for guest convenience.

Complimentary Services

Guests staying with Florida Sunshine Breaks enjoy several complimentary services, including:

Free WiFi – High-speed internet is available in all properties.
Seamless Property Access – Guests receive a personalized PIN code for entry 5 days before check-in.
Premium Amenities – Extra linens, pillows, and bathroom essentials are provided at no additional cost. Some properties also include access to swimming pools, fitness centers, and other facilities.


Property Viewings

As a short-term rental business, we prioritize the privacy and comfort of our guests. Therefore, we do not offer property viewings before check-in.

To ensure guests make informed decisions, we provide:

Guest reviews

If a guest insists on a pre-check-in viewing and does not agree to our terms, we reserve the right to cancel the reservation and issue a full refund.


Insurance Recommendation

We strongly recommend that guests consider purchasing travel insurance to cover any unexpected changes to their plans.


Dispute Resolution

If a dispute arises, we encourage guests to first contact our customer service team for prompt resolution. Alternatively, disputes can be handled through the booking platform’s resolution center.


Policy Updates

Please note that our cancellation policy may be updated periodically. The version in effect at the time of booking will govern your reservation.
